Q1. Which parts of the country do you cover?
A. We focus on North London, East London, Hertfordshire, Cambridgeshire and Bedfordshire areas. We have been based and operated from within these areas for over 6 years and feel that this is where we can best provide our service. However other areas are considered and can be passed to our network of associates in these areas if required.
Q2. How much money can I expect?
A. Between 75 to 80 percent of market value.
Q3. How soon can I get my money?
A. The money can be in your account within 7 to 28 working days OR if required we will exchange within a week and allow you move out whenever suits you.
Q4. I need to release funds from my house, but do not want to move. Can I rent the property back?
A. Yes. In most cases this is possible. We may even be able to come to an agreement where your rent is covered for 6 months and you even receive the money before Completion. Quite often the rent charged is less that your current mortgage. If you are currently out of work and your house is being repossessed the 'Housing Benefit' may help pay your rent.
Q5. How much will it cost me to sell to you?
A. Nothing. We are NOT estate agents and don't charge a fee, we'll even pay your solicitors bill !
Q6. What if I own a flat, with only a short lease remaining?
A Do not worry about this, we may still consider making a sensible offer.
Q7. My home is about to be repossessed. Can you help?
A. Yes. Contact us straight away and we should be able to help and even give you advice about the different options available to you. We had one person contact us @ 6.00pm on a Tuesday and they where due to be repossessed the following day @ 11.00 a.m. We intervened and put a stop to it.
Q8. Will my neighbours find out about my situation?
A. No. The sale will be totally confidential, we will not put up "For Sale" or "Sold" signs or post publications in the local newspapers.
Q9. Will my estate agent mind me selling to you?
A. Probably. They will be missing out on their 1.5%-2.5% commission! There is no reason why you need to pay an estate agent for NOT selling your house? (You should check the exact terms of any agreements you have signed).
Q10. How does the process work to sell my home to Lightning House Buy.com

One of our professionals will review the form and contact you through email or phone. The professional will then meet with you and inspect the property. Then if both parties are willing the professional will make you an offer.
Q11. I'm in no hurry to sell my house and I want to get the best possible price, should I call you?
A. No. As you will be looking for above market value. We tend to offer a guaranteed quick sale, for this we expect a 5% profit, excluding Costs.
Q12. I know someone who wants a fast sale, should I tell you?
A. Yes, and if you do you could earn yourself a 'Finders Fee' if we end up buying the property.
